I'm committed to allowing the bidders identify its highest value."

Lake Como, Italy — Bidding Opens and Ends October 30th

Villa Passalacqua / Via Besana 59

An 18th century villa situated in the village of Moltrasio on the Lake Como shore, Villa Passalacqua is a historic property and one of the most expensive real estate listings in Europe. It is recognized as a national monument of Italy, having played host through the centuries to a number of significant figures in politics, art and music including former British Prime Minister Winston Churchill. Featuring frescos painted by renowned neoclassical artist Andrea Appiani, chief artist of Napoleon Bonaparte, the expansive and beautifully spaced rooms are perfect for entertaining. Previously quietly listed for €100 million, the villa will sell with a reserve auction price of €20 million.

Set on 4.6 acres, Villa Passalacqua was originally constructed as the vision of Count Andrea Luccini-Passalacqua, who hired the best architects and designers of the 18th century to build him a landmark property. Designed for entertaining, the main house offers a total of 26,500 square feet (2,462 square meters) of living space including frescoed reception rooms and nine bedroom suites. A guesthouse within the grounds offers a further six bedrooms across 4,000 square feet (372 square meters). Internally, the property is filled with antique furniture, Venetian chandeliers and exquisite carved ceilings, while the kitchens and bathrooms include contemporary finishes. Beneath the gardens are 16,469 square feet (1,530 square meters) of breath-taking tunnels, cellars, and underground rooms and walkways linking the main villa to the lakefront. Externally, there is a swimming terrace surrounded by lemon and olive trees, a 200-year-old greenhouse, 11 working fountains, immaculate landscaped Italian gardens and a private dock.

Composer Vincenzo Bellini lived in the villa from 1829-1833, composing operas Norma and Sonnambula during his time there. In the preceding years, the villa hosted some of Europe's most glamourous soirees, with Winston Churchill amongst the notable guests.

"This auction is truly a once-in-a-lifetime opportunity to purchase a piece of history. Since the introduction of an appealing new personal tax regime at the beginning of last year, Italy is proving an increasingly popular option for property buyers from Europe and the Middle and Far East," stated Charlie Smith, European advisor for Concierge Auctions. "The villa is one of the most significant private houses in the most sought-after part of Lake Como, but has considerable commercial potential, as a hotel, private members club, or wedding and events venue."

Villa 22, Samujana — Bidding Opens November 6th; Ends November 9th

Koh Samui, Thailand

Concierge Auctions presents its first sale in Thailand — a luxury villa in the exclusive Samujana development on the island of Koh Samui. Villa 22, initially listed for $5 million USD, will sell at auction with a reserve of $2.5 million USD. The auction brings Concierge Auctions' cumulative reach to 20 countries globally.

Featuring award-winning architectural design by Gary Fell and GFAB, the 1,203-square-metre, open-plan villa is filled with light from floor-to-ceiling windows, with two state-of-the-art kitchens, and multiple dining areas both inside and out with room for more than 15 people to dine. All six bedrooms are en-suite and air conditioned, with dual sinks and soaking tubs. Indoor amenities include a private cinema, spacious TV lounge, games room, and fully-equipped gym. Externally, the villa benefits from a large private infinity pool, sun decks, a BBQ area, landscaped gardens, and allocated parking.

Recognized as one of Thailand's most sought-after gated communities, Samujana comprises 27 luxury residences nestled on a hilltop overlooking the ocean. Residents benefit from 24-hour security and five-star resort amenities including private chefs on call, an all-weather tennis court, private beach access, and in-villa treatment room with Thai practitioners. The property provides dedicated Thai staff offering Asian service and hospitality. The estate is also fully geared to provide rental income when the villa is not in use by the owner. Residents also have easy access to a variety of outdoor activities including golfing, fishing, swimming, sailing, diving and other water sports, with the perennial temperate climate of the Gulf of Thailand allowing residents to enjoy this island paradise all year-round.

"The property offers unparalleled luxury to even the most discerning of buyers," Smith added. "Embarking on our first auction in Thailand is pivotal, as this is a sought-after destination for buyers from both Europe and Asia. Our luxury auction platform will expose this tropical piece of paradise to a global audience in what is an accelerated and intensified marketing exposure cycle. Crucially, a wider audience of buyers will therefore assess the opportunity and be able to name their price and compete to own."

Once listed for $9.2 million, the property will sell Without Reserve in cooperation with Deborah Greenspan of Pacific Sotheby's International Realty.

"This Holcombe home was built around architecturally significant gardens designed by Kate Sessions in 1930 in the Covenant of Rancho Santa Fe, which exudes the elegance of 'Camelot.' From the moment you walk across the threshold, the backdrop is magical and the home inviting, like a secret garden. The luxury of simple charm is found here in every piece and pocket. It's perfect for loving and living for a wide range of buyers," stated Brittany Hahn, Auction Division/International Property Specialist, Pacific Sotheby's International Realty.

"Clearly, this is the most exciting offering in the Covenant. Set on historic grounds, it is the perfect home for today's modern family—multigenerational, multipurpose, work/play or couples who still want space for family gatherings and guests. Serenely private and discreet, this property is a must see, and the auction is not to be missed," added Greenspan.
